Lately has your home’s exterior been in need of a refresh? You may be seeing some cracks or chips, or perhaps fading that was not evident last summer. The question is do you put off a repaint another year or is the time right to do it?
To make sense of it, let Cornerstone Paint Partners, LLC put in an appearance. We have been in the business long enough as a local painting company in Springfield, MO and environs to have come across all manner of paint failure. A phone call to (417) 759-4554 will put a trained eye on the situation for you.
Then there is the matter of your siding and trim. Good exterior paint is not just for show; in southwest Missouri it is what stands between your home and the elements, be it rain, wind, sun or the way the temperature can swing. When the paint gives way they are exposed, and protracting the inevitable only adds to the cost of repairs.
What to look for if you suspect your paint is on its way out:
Peeling and Flaking
It is hard to miss when paint has lost its hold and begins to curl and flake from the surface. Moisture behind the paint or a job not prepped properly are typical culprits. The problem will only get worse if left to it; bare wood will drink up water in no time and small flakes become large patches. Best to nip it in the bud.
Cracking and Alligatoring
Small cracks in the film are a harbinger of things to come. They will open up and link together in a fashion reminiscent of an alligator’s back, hence the name. It is a sure sign of paint that is too thick or has simply had its day, and it allows moisture to do its work on the surface below.
Fading and Chalking
The UV rays will eventually dull the color, so you will see the south and west side of the house is not as vibrant as the north. Put your hand to the siding and find a powdery residue and the binders in the paint are disintegrating. Some chalking is to be expected but when it is heavy the protection is wearing off.
Bubbling and Blistering
Where air or moisture has made its way between the surface and the paint you will get blisters. Look for them where water collects by the downspouts or on walls with the afternoon sun. It is an indication the bond is broken and peeling will follow.
Gaps in the Caulk and Sealant
Over the years the caulk at the seams of windows and doors hardens and shrinks. Those gaps are an open invitation for water to get behind the siding. Do not be one of those who overlooks failing caulk, a prime source of moisture damage.
Mildew, Mold and Stains
Shaded areas that are prone to dampness will develop mildew or mold in the form of dark or greenish streaks. These are unsightly and will consume the paint and what is under it. Rust bleeding from a nail or fixture is something else to take note of.
A summary of the signs:
- Any peeling, flaking or curl
- An alligator pattern or cracking
- Chalky residue and faded color
- Blisters
- Seams with missing or cracked caulk
- Stains from rust, mold or mildew
Make no mistake, it is much less costly to deal with these issues in their infancy. With a quality coat of paint you can put the seal back on and protect your home. Wait too long and you are looking at having to replace rotted wood and siding in addition to the paint.
